Insulating new construction in Melissa
Melissa is one of the faster-growing towns in Collin County, and many of the calls here are from owners and builders planning insulation before drywall goes up. That's the cheapest and easiest time to get it right: open walls can be sprayed fully, and an unvented attic can be designed in from the start.
If you're working with a builder, ask early whether spray foam is an option or an upgrade. Getting a separate insulation estimate gives you a number to compare against the builder's allowance.
Metal buildings and acreage
Outside the subdivisions, Melissa still has plenty of acreage with metal shops, barns and RV covers being enclosed. Bare steel in North Texas drips condensation when warm, humid air hits cold panels on winter mornings, and it radiates heat in the summer.
Closed-cell foam bonded directly to the steel stops that condensation and adds real R-value in a thin layer. It's one of the most practical upgrades for a workshop you actually want to use year-round.
Planning tips
- For new builds, schedule the insulation walkthrough before drywall delivery.
- For metal buildings, ask about thickness on walls vs. roof and whether the foam will be left exposed or covered.
- Some uses, like occupied spaces, may need a thermal or ignition barrier over foam; ask what your project needs.
- Have power and a clear interior available on spray day.
